A rare combination of circumstances in buy to let is happening right now, today and will continue for years. I needed to find out how the rare combination of rising interest rates and falling rents leading to negative cash flow, falling property prices leading to negative equity, a CGT liability that can’t be paid following sale would affect my portfolio. I developed an Excel workbook to combine these circumstances and, to tell you the truth, I was shocked by the results. I have shown the results to a number of experienced investors who were also shocked by the results and I’m sure your reaction will be the same. Every way out needs more investor cash and if more cash is not available, complete disaster threatens.
